Landslide in Bandar Puteri Puchong

A Landslide occurred in Bandar Puteri Puchong last Saturday (26 Jan 2008) about 8pm-9pm after a heavy downpour. I had gone to Sunway Pyramid earlier and on my way back to this area, I noticed a fire truck near the Casa Puteri Condo. There were some rocks on the road and the road near the hill area was cordoned off. It seems the retaining wall from the new bungalow on the hill collapsed. I heard the selling price for that new bungalow is around RM3 million. I guess they should sell it cheaper now since the land stability is in question now….scary

I was the Puchong branch of Onking Store and I hate the staff there. They look so indifferent. Just coz they offer Bonuslink does not mean they can look like idiots. Anyway, I was trying to get a quote for the new Panasonic inverter aircon = CS-S10HKH (CU-S10HKH) ~ 1.0HP. Pricing at Onking is RM1299, installation is RM220. To move another aircon is RM135.

Puchong folks would receive RM3.1billion

IF the local draft plan by the Subang Jaya Municipal Council (MPSJ) is any indication, there is some good news for the booming township of Puchong.

Puchong MP Lau Yeng Peng said Puchong folks would receive RM3.1billion in development within the next 12 years based on his calculations of the RM5.1bil allocation that the MPSJ has set aside to spend for areas under the council until 2020.

“Looking at the development blocks in the draft plan, Puchong takes up Block 1, 2, 3, 4, and part of 5, which translates to a sizeable portion of about 60% so this would mean a big part would go into developing the township,” Lau claimed.

“The first thing I’ve noticed is that the MPSJ will spend about RM10mil to turn the gazetted Ayer Hitam Forest Reserve into an international camping site.

“The forest itself measures some 1,125ha and this plan shows that the state government is committed keeping and maintaining this reserve.

“It’s a valuable piece of land and the state is intent on keeping it that way by making it a recreational venue of international standards with numerous facilities for campers, joggers, mountain bikers, and those who love the outdoors.”

He added that from the draft plan, he could also see that the council was serious about upgrading highways and interchanges to cope with the daily jams that Puchong is now experiencing.

SETIA Walk, which is SP Setia Bhd’s first showcase project to mark the company’s entry into the commercial retail sector, will transform Puchong through its revolutionary lifestyle experience and refreshing retail concept.

Positioned as a one-stop boutique lifestyle centre that appeals to the trend-conscious younger clientele, the integrated residential and commercial development comprises retail blocks, offices, an entertainment complex, service apartments and residential apartments.

SP Setia group managing director and chief executive officer Tan Sri Liew Kee Sin said the commercial precinct is a hybrid between conventional shop offices and a shopping mall.

Although the concept is regarded a novelty in the local market, it is highly popular in western countries, including the United States.

“Rather than settle for the typical row shop offices, we have transformed the project through a combination of imaginative architecture and creative landscaping into a destination place where people can live, learn, work and play,” Liew said, adding that the retail mix would be geared towards creating a hip and happening joint aimed at youngsters.

Phase one will comprise 85 blocks of four, six and seven storey of shop offices offering 170 retail units and 336 office units. The shop offices are priced between RM2.5mil and RM8.9mil a block.

New road to link Bandar Puchong Jaya Selatan and Pusat Bandar Puchong

THE New Year is certainly a happy one for residents of Bandar Puchong Jaya Selatan and Pusat Bandar Puchong.

The two neighbouring housing estates are in the same township of Puchong, yet there has been no road linking them for the past decade.

The residents of both estates have to make u-turns at the Lebuhraya Damansara Puchong (LDP) to travel to and from the two estates.

The good news is that the Subang Jaya Municipal Council (MPSJ) has decided to build a RM500,000 road linking Jalan Serindit in Bandar Puchong Jaya Selatan and Persiaran Wawasan in Pusat Bandar Puchong. The 0.3km link is a two-way road with a width of 6m.

The ground breaking ceremony was held recently.

According to Kinrara assemblyman Dr Kow Cheong Wei, this particular stretch of land was originally reserved for a highway linking Subang Jaya and Kajang, but the MPSJ cancelled the plan due to impracticality.

Soil tests and disturbance research have been done since 2004. Finally, construction work on the link between Bandar Puchong Jaya Selatan and Pusat Bandar Puchong is ready to start.

The main beneficiaries of the new link are parents who send their children to school and back home between Pusat Bandar Puchong and Bandar Puchong Jaya.

“It only takes five minutes to get to their destinations with this link,” Kow said.

When the road is ready, an internal link will be formed within the major towns of Puchong.

According to Kow, starting from Batu 14, the link will pass Puchong Hartamas, Bandar Puteri Puchong, Pusat Bandar Puchong, Bandar Puchong Jaya Selatan, Jalan Kasawari, Taman Puncak Kinrara, Taman Perindustrian Kinrara, Bandar Kinrara Seksyen 4, 5 & 6, and finally Puncak Jalil.

“Puchong residents can use this link and avoid the LDP altogether,” he said.

The construction of the road is expected to be completed by March 31.

Although it will benefit the Puchong folks, it has also raised worries among the residents staying near Jalan Serindit. “I am concerned over the noise and air pollution in the peaceful housing area once this road is ready,” resident Tan Chee Ping said.

“What happens if it causes traffic jams in the area?” the 46-year-old programmer asked.

According to Kow, only light vehicles would be allowed to use the new road.

He said he and the MPSJ would monitor the construction works closely.

Bandar Bukit Puchong House Defect List

Here is a House Defect List by a Bandar Bukit Puchong resident. You may even use it when you move into a new house or condo.

I just moved into my new house in BBP2 since Jan 2007. Since moved, there are a lot of defects everywhere in or outside of the house. Until now, the contractor took 4 FULL days to fixed those defects. They mention need to repair on the weekday, they are Not free on Sat and Not working on Sun. Every time, I applied leave to let them do the fixing. But, unfortunately, still have some more to work out. Sometime, they are only 1 and maximum 2 Indonesian fixing the defects.

Mutiara Indah Puchong

Puchong in Selangor is such a place, having matured from its quarrying and estate past over the last two decades to become one of the most sought-after addresses for both first-time owners and upgraders.

According to this news article, Puchong has about 800,000 residents considering Malaysia has 26 million people. That is a lot. We now see a lot of development in Puchong like the new shopping wing for IOI mall that will have a LRT station nearby. Other new commercial projects include SetiaWalk at Pusat Bandar Puchong (opp Tesco) and the new row of shops opposite IOI Mall (near Maybank, Proton and Perodua showrooms ).
