I just visited the EMPIRE Subang SOHO and SUITES Project today at noon. Quite a good location. Seems the developer does not want to compete and build apartments/condos like its neighbours - Jana Towers and Saujana Residency. Good idea. So the EMPIRE Subang SOHO and SUITES Project will consist of retail lots, SOHO lots and hotel with leased suites that pay 8% guaranteed returns.
“THE EMPIRE Subang” construction project adopts GOOD FENG SHUI for its design, built and marketing processes The Empire will be a new, signature landmark (opposite Subang parade) in Subang Jaya town.
EMPIRE Subang SOHO and SUITES Project info :

2. The main group is called Mammoth Empire Holding Sdn. Bhd and they have 2 high end projects in Bangsar - The Loft and The Ara. They also built some houses in Seremban and Port Dickson.
3. EMPIRE Subang SOHO and SUITES Project is located right behind Wisma Consplant.
4. Type A Suites for the hotel is 368 sq ft at RM 173800. Fully furnished. No parking lot. Maintenance at 35 cents per sq ft.
5. Type A SOHO units go at 542 sq ft for RM 209800. Not furnished. No parking lot. Maintenance at 25 cents per sq ft.
6. Free legal fee on SPA
7. Free legal fee on LOAN
8. Free stamp duty and disbursement on LOAN
9. Just pay RM300 for misc fee
10. Zero interest during construction period. 20:80 scheme. Banks include UOB, Ambank and OCBC.
11. 8% guaranteed rental return for 10 years for Suites (hotel)
12. Not sure if its FREEhold but the Jana Towers and Saujana Residency are.
13. The Empire Subang at Jalan SS16/1 near Subang Parade would have a new shopping centre which is no more than 1/3 the size of Subang Parade.
All in all, I would probably go for the SOHO units as I can sell them anytime and I can manage it myself.
