I’m taking a short break this weekend at Swiss-Garden Resort Damai Laut. Saw the nice sunset yesterday and hanged out at the Blue Chip Lounge till 11pm. It was raining yesterday night too. This place is pretty cool. Gonna try the sauna and jacuzzi later at 7pm. Enjoy your weekend!

Photos of the e-Tiara Service Apartment in Subang Jaya. Took some last Thursday. Its a 2 room unit. They had a new launch on that day for First Subang Retail Outlet. The site is at the Gazebo mamak stall area.

Some interesting things that I found out about Real Property Gains Tax at hasilnet.

Exemptions Available For Real Property Gains Tax

(i) A gain arising on disposal prior to 7 November 1975, the date of coming into force of the RPGT Act 1976.

(ii) An amount of RM5,000 or 10% of the chargeable gain, whichever is greater, for each disposal of a property by an individual.

(iii) A gain accruing to the Government, a State Government or a local authority.

(iv) A once in a lifetime exemption on a gain accruing to an individual who is a citizen or a permanent resident or to a husband and wife in respect of the disposal of one private residence.

(v) A gain equal to to the amount of estate duty payable where the disposer is compelled to dispose the property in order to pay the estate duty.

Pusat Bandar Puchong is a housing area developed by SP Setia, a reputable housing developer in Malaysia. Just recently on 17 Jan 2007, 10 cars had their windscreens broken and money stolen. They are not sure who did it but they are suspecting the guard who patrols the area did it. This is because some house owners there are not paying the security service and this scare tactic might making the ignorant owners pay up. This is not confirmed tho. The affected area is Wawasan 2 house area in Pusat Bandar Puchong.

E-Tiara Service Apartment in Subang. Pic taken in 2005. It is not completed and handover of keys to owners now in progress. Its next to Carrefour Subang and KTM Subang Jaya. Some condos and projects nearby include Subang Avenue and TiaraVille (also buy Titijaya, the developer of E-Tiara Service Apartment).

I was there today at the E-Tiara Service Apartment site and they were launching First Subang Office Tower and Retail outlet.

One guy from E-Tiara Service Apartment management office told me an owner sold a 10th Floor unit with 2 rooms for about RM242000.

I heard 2 room units are going for RM1300 to RM1500 rental. Not sure about the 3 room units that are in the centre area. 2 rooms units face south and north.

E-Tiara Service Apartment in Subang has parking on Ground floor, P1, P2, P3 area. R area on lift is the swimming pool area. It also has kids pool, squash, gym and multi purpose hall. It uses a different access card for car park area and lift access. Next To KTM, Subang Parade, Carrefour, TiaraVille, First Subang, Sunway.

Update : 28 Jan 2008 - I want to sell my non-furnished 2R/2B e-Tiara Service Apartment for RM310,000 (facing North / Federal Highway on 1st Floor, beautiful view) - . The unit already comes with lighting, curtain railing, grilles.

If you want to rent a 2 ROOM unit at E-Tiara Service Apartment in Subang, try to Google it. Rental range is RM1300 - 2500 per mth. I have rented out my unfurnished 2 room Apartment (facing North and Federal Highway) and it will only be available 1 April 2009.

Here is the Aseana Puteri Condo in Puchong Price and Plan Layout. I scanned it before throwing out the brochures. Looks like the Block A to C buildings are almost complete. They need to finish up the clubhouse, car park area and swimming pool before handover around July/August 2007.
